A 1000 m² private residence designed in collaboration with Dominik Aichinger Architekten. Three above-ground floors, no basement.
On the ground floor, service functions — garage, staff quarters, laundry, and mechanical room — are placed along the north façade. The south and east sides are given to the library-study, kitchen, working kitchen, dining room, living room, and main entrance. The upper floor houses the private programme: bedrooms, dressing rooms, bathrooms, a family lounge, and a children's play zone between two suites. The third floor is dedicated entirely to sport and spa, with an indoor pool.
All floors are connected by a floating staircase and a climbing wall; a lift serves the full height. Glazing by Schüco, sanitaryware and fittings by Dornbracht and Duravit, principal materials — marble, timber, and natural stone.
The structural centrepiece is the third-floor spa volume with pool, cantilevered beyond the façade with no visible support below. Flat roofs and a compact plan for a family of five or more.
