
Islavskoye Residential Estate

Moscow Region, Russia
A private estate set within an existing forest on natural terrain. Plots range from 20 to 40 sotkas; the site layout is arranged so that no house looks directly into another. Each residence follows the logic of its plot — preserving existing trees where possible and treating the building as a continuation of the landscape rather than an imposition on it. Materials are consistent across the estate: Schüco and Sky-Frame glazing, thermally modified ash cladding, natural stone, and basalt.
Islavskoye Estate — Plot 1
The most topographically demanding plot in the estate. A significant change in level across the site determined the entire organisational logic: the garage and service areas are resolved at the lower tier, while the main living floor sits between two natural hillsides — open to the courtyard on one side, to the depth of the forest on the other. The house is set within the existing woodland, preserving the trees throughout.
Islavskoye Estate — Plot 2
Two floors organised around an internal garden. From the entrance, a single axis draws the eye through the hall, past a light open staircase, through the garden, and into the living room — opening finally onto the landscape beyond. The ground floor brings together the living, dining, and kitchen spaces alongside a library, staff quarters, and garage. The upper floor is given over to the private programme: master suite, children's bedrooms, and dressing rooms.
Islavskoye Estate — Plot 3
An elongated plot resolved as a horizontal composition of three distinct volumes: a service block with garage, staff quarters, and utility rooms; the main two-storey residence; and a dedicated spa and sports wing. The ground floor of the main house is organised around a kitchen-living room with a study, working kitchen, and all service functions. The upper floor accommodates the master suite, two children's bedrooms, and a guest room. The spa block houses a gym, steam room, rest room, and shower facilities.
